Damsel in Distress - HELP with double NAT needed

I really need help. I am pulling my hair out of this double NAT situation and I have tried all the help guide and forums I can find.

My plex server works fine inside my network but I want my mum to be able to access it from her house (not on my network). It used to work fine but stopped working in the last 6 months.

Does anyone have any patience to help me out? I have just uninstalled the plex server as a last result and reinstalled it but it didn’t make a difference.

Running Server version 1.21.1 on a QNAP
QNAP is hard wired directly to my router which is an ASUS RT-AX88U, this then connects to the internet via an internet modem (NBN fibre to the premises for any Aussie helpers)

If this is your provider, you’re now under CGNAT. You can try the following:

How do I Opt-Out?

If you have a valid reason and need to opt-out of CGNAT you can call our technical support staff on 1300 880 905 and we can opt-out your service. Opting out of CGNAT will result in your unique public IP address changing unless you have a static IP applied to your service. If you have a static IP address you do not need to opt-out and will not be part of CGNAT.
