I want to share my challenge with Remote Play with Plex Media, as I see more Topics circulating around the same.
Problems:
“Not available outside your network” - after multiple tweaks with Port Forward, Static IP, Firewall rules - I get the red text.
Even though I get the red text “Not available outside your network” 3 confirmed users have been able to stream. I tried myself via 4G mobile network. This is perhaps scary.
When streamed from outside or Remote streaming, it looks like the stream is Relayed and max’ed out at 2 Mbps/720p.
My Plex Setup has been running since 2014. Just moved to a new house, so had to rebuild complete network setup including Plex and Router-rules.
I have a Static IP-address for Plex Media Server Windows PC and portforwarded 32400 in my router. Plex Media Server is registered in antivirus software.

1 - Since you’ve covered up your IP info, I can’t tell what’s going on. The only thing you really need to mask out is the first set of digits on your public IP. Or you can provide your PMS logs after restarting.
2 & 3 - Yes, if you enable remote access but it doesn’t work, it will go through Plex’s relay servers. This is intentional.

Portforwarded Port 32400 to 192.168.1.152
Just tried to shut down Gateway and Access point, and remove all Devices - incl Access Point.
Then turned on only Gateway and Plex Media Server - Still the same " Not available outside your network".
Hmm. From your computer can you visit https://www.canyouseeme.org/. You should see your same public IP address show up there. Change the port to 32400 and run the check.
Tried Portforwarding port 55000 - same unfortunate result.
I have PM´ed you new Plex logs. For this, I have removed every device in my setup except for the Gateway and the Plex Media Server connected to the Gateway with Ethernet Cable.
Still the “MyPlex: mapping failed due to potential double NAT configuration” ?
Contacted my ISP: They wrote back that they have assigned me a “Dynamic IP”. After reboot of complete network I have same Public IP as WAN IP - and Remote Access works. Only thing, I had expected I need a “Static IP”.
