Just sbout done and giving up

i will make it as short as can be but, i am kind of new to the Plex world so…
I bought new Dell XPS I7 8700, 8th gen, 64 of RAM, nvidia 6gb 1060 video card. windows 10 Pro, using an 8 bay 48tb of hd.
i have it all up and running on a gig upload and 35 up. all is great except that i am getting a ton of buffering on remote watching at my home. the unit is at the office. my home is Att 50/15 speed, that is all they have here. i uninstalled the video card so it will use quicksync only, i was told to. i even used the auto adjust put on and just cant get it to stop buffering. i am even getting the popup that says my server is not powerful enough. at the home i am lowering the quality to 4/720p and still cant get it to stop.

What client are you using at home?

i have tried all, xbox one x, new tcl tv with built in, android, computer. they all act the same,

And what are you trying to stream?

mkv? Mp4, what bitrate ?
what size?
I convert EVERYTHING to mp4 and nothing bigger than 4gb for a movie.
Generally 1080p and 720 with no 4K. These do not buffer when remote clients use almost everything.

From my experience buffering and transcoding is caused more from the media format , then the client, and then the specs of the server.
