Plex Server Settings Help

Trying to figure out what is going on with my Plex setup

I have a Plex Server running on a Mac Mini M1 with 16GB RAM. My media library is stored in a RAID 5 connected to the Mac Mini via USB. This equipment is located in my office on the second floor. The mini is connected to the internet via an Eero 6e Pro satellite via an Ethernet cable. The Eero is connected to Coax via a MoCa adapter. Speeds generally are depending on the time of day, 400-750 Mbps down and about 30 up, thanks Xfinity.

My family room is downstairs, there I have a Roku Ultra, with Plex installed. The Roku is on the wifi as its network port maxes out at 100 Mbps, and on WiFi gets around 180 Mbps.

Lately when I try to watch a HDR 4k Blu Ray rip, it starts, but quickly goes back to its buffering state, attempts a couple more times and then errors out with the “Playback Error… Your connection to the server was not fast enough to stream this video…”

I know I am missing a setting somewhere, but cannot figure out where it is. The movie should stay on the network and never need to be uploaded and then redownloaded by the Roku. If I use the Plex app on my television, it works. It works as well when I am playing them back on my Mac. The television has a network port that tops out at 100 Mbps.strong text

What setting(s) am I overlooking? I do want to eventually replace the Roku with a Zidoo, XBOX or Shield so I can watch Dolby Vision and more importantly Dolby Atmos TrueHD audio.
