BUFFERING - Network Home Problems

Ok so this a problem taken up time after time… here I go. My HOME lan/network (cabled tv and imac) is slow! Buffering all the time. When I access from phone, other units, even my Tesla over LTE it never buffer. But at home in my network it buffers equally on 720p as 4k 40gif file. I’m so fed up, ready to leave plex after sooo many years for something else. I have checked it all. Settings on player app, server settings, using google dns 8.8.8.8 have bought the best gigabit router, everything is top noch. Got a samsung qled90r, best imac, still get this bs buffering every 7-10 min!!! No firewall, no antivirus, what to do??? Getting desperate.
