Getting indirect connection even though Remote access is running successfully and other remote connections are getting direct connections

So this is my situation. Currently have my PLEX Media server running at home on a Mac Mini running High Sierra 10.13.6.

I use my ISP router/modem, no other router is hooked up to it. There is no Double NAT issue, and i have also checked the Jumbo frames and that hasn’t been enabled. I have port forwarding enabled with a static IP address for the Mac Mini and i have uPnP enabled. Remove access has the green light and says I am available outside of my network.

Here’s the problem, I have a few people I share my library with, however when i try to connect remotely from my office i have an indirect connection so my video quality is shoddy. My husband gets a direct connection at his office. The same ISP provides internet for both our offices as well.

I am at a loss of where to begin to see what is causing my computer to get an indirect connection, when he gets on fine.
