Remote access not working - though says it is in PMS

As per discussion in another thread - please, I need help!
Remote access had been working for me, then suddenly stopped - no firmware or software changes had been made on the server, network or players. (was not previously using Port Forwarding - just ‘Automatic’ Remote Access default setup)

I saw there was a new PMS version available, so I updated - no change.
Restarted Readynas and PMS - no change.
Replaced my gateway/modem (xfinity xfi) - no change.
Setup Manual port forwarding (enabled via the gateway [have screenshot] and done on PMS)- no change.
PMS shows that Remote Access is active. (have screenshot)
Port is verified to be open (have screen shot)
Spent lots of time on phone with Xfinity support - no firewall or other firmware/protocol changes on that end.
Tried deleting Port Forward on both and repeating. - no change.
I have downloaded the Plex log and am attaching it.

Do you have static IP and port forwarding setup in your router for your PMS?

I don’t have a “static IP” (it never moves/changes though) - but then I never did have and it always worked.Yes, I have port forwarding and have verified the port is open/setup in PMS as well.

IP address doesn’t change if the machine that the PMS is running on looses power or is restarted?

No - I’ve tried it a few times and seems to keep the same IP each time.
