After months of not updating, I finally updated to a version one before the above, 1.40.4.####. After few hours I noticed the remote access was broken.
In the evening, 1.40.5.8854 showed up as available so I updated again. Remote access is still broken. Setting it to manual port and refreshing might work for a minute or so, but it breaks again after a bit.
As in: the status indicator is showing up green?
In that case consider it’s not working to start with. Plex will show you a green status while it’s healing your remote access status… this can take ~20 sec, but in exceptions also >1 minute.

I’m having the same problem, I’ve even update to manual port forwarding but after a couple seconds I get the not available outside your network notification, I have also set up the port forwarding in the router and still getting the error
Same troubleshooting steps. For anyone in the forum to assist, you’ll need to provide the actual output of the steps (beyond „it’s not working“).
Next steps should be to verify if your router is visible outside your home network using the forwarded port, and if you’re possibly in a CGNAT situation (e.g. router’s WAN IP belongs to a private ip band)
I had a similar problem where remote access just suddenly stopped working after updating. Setting a port manually worked, but I couldn’t figure out why it suddenly didn’t work automatically. Turned out that UPnP was being duplicated in my router, like the old legacy one was there and somehow Plex couldn’t renew it or overwrite it, and trying to port forward it in the router by hand would error out saying the ports were already in use. I disabled UPnP and then re-enabled it and then Plex was able to manage remote access automatically again. I’m not sure if this is related to the problem you guys are having, but I thought I would mention it.
